Doesn't my homeowners insurance cover flood?
No — and this is the most expensive misunderstanding in Florida insurance. Standard homeowners policies exclude flood entirely, including storm surge. Flood coverage comes only from a separate flood policy — either the federal NFIP program or a private flood carrier.
I'm not in a high-risk flood zone — do I still need flood insurance?
Probably. About a quarter of flood claims nationally come from outside mapped high-risk areas — heavy Florida rain, poor drainage, and rising water tables flood homes far from the coast. Outside high-risk zones, flood insurance is also relatively affordable, and most lenders won't require it — so it's your call. We can check your property's flood zone for free.
NFIP vs. private flood insurance — what's the difference?
NFIP is the federal program: standardized coverage, a 30-day waiting period before coverage starts, and $250,000 building / $100,000 contents maximums for residential policies. Private flood carriers can offer higher limits, shorter waits, and sometimes better prices. As an independent agency, we compare both and recommend whichever fits your property.
How much does flood insurance cost in Florida?
It depends on your flood zone, elevation, and coverage amount. Outside high-risk zones, many Florida homeowners pay a few hundred dollars a year; in high-risk coastal zones it can run several thousand (estimates). The only way to know your number is a quote — and we'll check your zone first.
How long does it take to get flood insurance?
NFIP policies have a standard 30-day waiting period before coverage starts — you can't buy it the week a storm is coming. Private flood options can be faster, sometimes under two weeks. Hurricane season runs June through November, so the time to get covered is before a storm forms, not while you're tracking one.
