What does condo (HO-6) insurance cover?
HO-6 covers everything from the walls in: your personal belongings, interior improvements like flooring and cabinets, your liability, and additional living expenses if your unit becomes unlivable. Your condo association's master policy covers the building's exterior and common areas — your HO-6 picks up where it stops.
My association has a master policy — do I still need my own insurance?
Yes. The master policy typically covers the building shell and common areas, not what's inside your unit or your legal responsibility. Your furniture, electronics, upgrades, and liability if someone is injured in your home are all yours to cover — that's exactly what an HO-6 policy is built for.
Does condo insurance cover hurricane damage?
It covers your interior from hurricane wind and wind-driven rain under your policy's terms — but damage to the building's exterior is the master policy's domain. And just like homeowners insurance, flood from storm surge is excluded — that needs a separate flood policy.
What is loss assessment coverage?
When your association faces a big insurable loss — say, a hurricane hits and the master policy's deductible is huge — the HOA can levy a special assessment on every unit owner. Loss assessment coverage on your HO-6 pays your share up to your policy's limit. In Florida, this coverage matters more than most owners realize.
How much does condo insurance cost in Florida?
Far less than homeowners insurance — many Florida condo owners pay roughly $200–$600 per year (estimate). Your cost depends on the value of your contents, your liability limits, and the building's construction and location. Get a quote and you'll know exactly where you stand.
